Educational Qualifications: Post Graduation / MBA

Experience: 2 to 3 years of relevant experience in Real Estate,

Job Description:

• Preparation of Term sheet, Fee Letters, Information Memorandum, Investment Teaser,

Investment Committee Note

• IRR Calculation

• Coordination with Due Diligence Agencies (Review DD Reports and capture points in IC

Note),Debenture Trustee (Complete DT checklist items),Escrow Agents (Open Escrow

Accounts and activate viewing rights and R&T (Generate ISIN for NCDs) Agents for Issuing

Debentures

• Review and Execution of Transaction Documents and obtaining custody letter from

Debenture Trustee

• Checking application forms and Preparing MIS for Investors

• Review and rectify executed documents in case of any error

• Checking credit/ debit amount in Escrow Account

• Handling Disbursement request by Developer and transferring funds from Escrow Accounts

(sync with use of funds per DTD) and obtain relevant Invoices/receipts from Developer

• Escrow Account Reconciliation (Detailed information about inflows and outflows)

• Issuing Debenture Allotment Letters and confirming IRR start dates with Investors

• Preparing draft documents (Corporate Action Form, Beneficiary Details, Board Resolution

and NSDL covering letter, obtain PAS-3) for Developer

• Issuance of Debentures with the help of R & T agent and obtain corporate action report

• Keep track on Financial Covenants (Condition Precedents and Condition Subsequent)

• Maintaining deal tracker for all the documents related to transaction

• Preparation of Interest Servicing statements (per latest Beneficiary Position statement) and

ensure TDS payments for Debenture Holders

• Manage NOC request by Developer

• Preparing Investor update letter for debenture holders

• Responding to queries raised by Investors

• Calculating security cover and keep track on Business Plan performance

• Ensure regular Interest and Principal payments per DTD. In case of any deviation, intimating

Developer and Debenture Trustee and take appropriate steps

• Business plan preparation and its analysis
