You will need to build a strong understanding of a client’s risk profile, attitude towards risk, and
investment objectives to act as a personal relationship manager who can recommend right product to the resident individual clients, NRIs, family or a Corporate Group.
The quality of work expected from a relationship manager includes:
· Providing guidance and assisting sellers and buyers in marketing and purchasing property for the right price under the best terms
· Determining clients’ needs and financials abilities to propose solutions that suit them
· Performing comparative market analysis to estimate properties’ value
· Intermediate negotiation processes, consult clients on market conditions, prices, mortgages, legal requirements and related matters, ensuring a fair and honest dealing
· Prepare necessary paperwork
· Maintain and update listings of available properties
· Remain knowledgeable about real estate markets and best practices
· Assist on corporate accounts
· Assist in business development
· Learn about investment properties
· Researching online sources and in-house databases to source potential clients
· Participate in the mortgage loan process, including credit ratings; underwriting verifications.
· Prepare portfolios (property briefs) of prospective properties to be provided to a sales agent after the agent has qualified the client.
· Assist in the sale of the old properties
· Assist in buying the new properties
· Assist in the sale of pre-leased commercial properties
· Responsible for processing of loan (all types of loans) and financial paperwork involved in a real estate transaction.
· Responsible for examining the conditions for a loan, ensuring that they are accurate and structured properly in accordance with the stipulations of the loan policy and the applicant's credit rating.
· Researching records and real estate statistics
· Attending appraisals, to gain experience in assigning value to real property
· Updating and maintaining the CRM
· Preparing marketing copy, blog and web content; developing content for drip e-mails
· Help people buy property, sell property, or rent property e.g. family homes, land, condos, or businesses.
· Work with property buyers or sellers and help them navigate the complex nature of the property market.
· Work with a real estate broker to find properties that suit their client's needs.
